Nikolaus M. Schroth, CCIM, is the Managing Partner of JSA Valuation Services, bringing 19 years of experience in the real estate industry to his role. Specializing in Feasibility Studies, Market Studies, Fee Simple & Leased Fee Valuations, and Reproduction/Replacement Cost Estimates, Nik plays a crucial role in ensuring clients receive the most accurate and reliable valuations possible. His broad expertise spans across various property types, including Shopping Centers, Industrial & Mixed-Use properties, Service Stations, Marinas, and Churches, making him well-equipped to handle a wide array of commercial real estate needs.
Nik’s appraisals have been used in numerous high-stakes situations, including establishing purchase/sale prices, portfolio analysis, rights-of-way, tax appeals, estate planning, and litigation. His deep knowledge of the market and valuation processes has earned him the trust of a diverse client base seeking precise, reliable insights into their properties’ value.

Thomas J. Johnson

Founding Partner
Thomas J. Johnson, MAI, SRA, is the Founding Partner of JSA Valuation Services, with nearly four decades of experience in the appraisal industry. Specializing in Feasibility Studies, Market Studies, Fee Simple and Leased Fee Valuations, and Reproduction/Replacement Cost Estimates, Tom has built an impressive portfolio of services across a wide variety of property types. His expertise spans marine properties, industrial sites, retail centers, office buildings, Assisted Living Facilities (ALF), mixed-use developments, multi-family properties, religious institutions, schools, daycare centers, and other special-use and unique properties.
Since beginning his appraisal career in 1985, Tom has completed assignments for a wide range of purposes, including lending, sale price negotiations, portfolio valuation, right-of-way valuations, tax appeals, estate planning, litigation, and feasibility analysis. His ability to provide comprehensive and reliable appraisals has made him a trusted resource in Florida’s real estate market.
Tom’s extensive experience includes his role as Chief Appraiser at Seacoast Bank, where he reviewed hundreds of appraisals and oversaw the appraisal procedures for the bank’s department. This leadership position, combined with his direct interaction with appraisers statewide, provided Tom with valuable insight into diverse market trends across Florida. His broad exposure to various market conditions has equipped him with the skills to handle a wide range of appraisal assignments with accuracy and professionalism.

Erik J. Odegard

Erik J. Odegard is an experienced appraiser at JSA Valuation Services, specializing in a range of valuation services that include Feasibility Studies, Market Studies, Fee Simple & Leased Fee Valuations, and Reproduction/Replacement Cost Estimates. With his extensive expertise, Erik plays a pivotal role in providing accurate and insightful property assessments, helping clients make informed decisions based on reliable market data. His deep understanding of these complex valuation processes allows him to deliver thorough, well-supported reports that meet the highest standards of the industry.
Originally from Denver, Colorado, Erik moved to Raleigh, North Carolina, at the age of two, and in 1998, he made his way to Jupiter, Florida, where he has embraced the coastal lifestyle ever since. Erik is a proud graduate of Florida State University, where he earned his degree and continues to be a passionate supporter of the Seminoles.
Erik’s personal life reflects his love for adventure and family. He married his wife, Cassie, in 2019, and together they are raising their wonderful daughter, Olivia, along with their dog, Kira. Growing up near the water, Erik has developed a strong passion for spearfishing and fishing. Outside of work and family life, he enjoys skiing and snowboarding during the winter months, always seeking the thrill of the slopes. Erik is also an avid cook, often experimenting with new recipes or perfecting family favorites. His love for cooking brings people together, creating lasting memories around great food.

Nicholas H. Nightingale

Nicholas H. Nightingale is an Appraiser Trainee at JSA Valuation Services, where he provides valuable support in various valuation services, including Feasibility Studies, Market Studies, Fee Simple & Leased Fee Valuations, Reproduction/Replacement Cost Estimates, and Eminent Domain. Nicholas plays an integral role in research and data collection, assisting with assignments that span across the state of Florida. His contributions ensure the accuracy and reliability of the appraisals conducted by the firm.
A South Florida native, Nicholas was born and raised in Fort Lauderdale before settling in the City of Stuart on the Treasure Coast. He earned his Bachelor’s Degrees in Real Estate and Finance from Florida State University in 2020, marking the beginning of his career in real estate. Nicholas moved to Stuart to pursue his professional ambitions and has quickly immersed himself in the local market.
Since starting his career, Nicholas has gained experience as both a researcher and trainee appraiser, working on a diverse range of real estate assignments across Florida. His dedication to learning and growing in the field is evident as he works toward obtaining his Certified General Appraiser licensure, with the ultimate goal of earning the prestigious MAI designation.
Nicholas’ drive and commitment to excellence make him a promising member of the JSA Valuation Services team, and his passion for real estate continues to shape his future in the industry.
Cristen G. Crosby

Cristen, a Florida native born in Tallahassee, relocated to Palm Beach Gardens in 2019 to be closer to the water’s edge and to follow her career path in Real Estate Property Appraisal. In addition to her valuable role as a researcher and trainee appraiser with Johnson Schroth & Associates Valuation Services, Cristen works as a Senior Deputy Appraiser in the Commercial Division of the Broward County Property Appraiser’s Office, where she oversees thousands of properties across the county and is responsible for valuing millions of dollars in new construction annually. In dedicating to advancing her expertise, Cristen is actively working toward her Certified General Appraiser licensure.
Viktor Angelkov

Viktor Angelkov is a Researcher at JSA Valuation Services, where he contributes to the firm’s valuation assignments by gathering critical data and supporting the appraisal process. With a strong focus on real estate and business, Viktor plays a key role in ensuring the timely collection of data required of the process, accuracy of the market research and analysis that underpins the firm’s services. His attention to detail and commitment to thorough research makes him an invaluable asset to the team.
Born and raised in Macedonia, Southeast Europe, Viktor has demonstrated a deep commitment to education from an early age. By the age of 16, he had completed both high school and an Associate of Arts degree, showcasing his dedication and drive to succeed academically. Viktor is currently continuing his education by pursuing a Bachelor of Business in Real Estate Finance at Liberty University, where he is set to graduate at the end of 2025.
Viktor combines his passion for real estate and business in his role at JSA, where he is gaining hands-on experience while expanding his knowledge of the industry. His international background, strong work ethic, and academic pursuits equip him with a unique perspective that enriches the work he does at JSA Valuation Services.
